Gale asset managers oversee and analyze the overall performance and operations of the assets to ensure that the objectives of its partners are carried out and efficiencies are optimized. These goals are achieved through the interaction and integration of all Gale divisions and the asset manager's role as the primary liaison with the partners.
Asset Management's role:
Acquisitions
- Contract negotiations, due diligence and the closing process
- Influence and execution of initial financing of the asset
Holding Period
- Oversight of the performance of each asset, updating the financial underwriting models, overseeing the budget process, and reporting the results of operations
- Assist in critical decision-making matters regarding financing, leasing, property management, and capital improvements
- Develop annual business plans that highlight future strategy and summarize past performance
Refinancing
- Ensure compliance with loan agreements
- Primary liaison with the lender
- Recommend to senior management on refinancings and sales
- Determine the appropriate debt product, seek out potential lenders, and quarterback the selection process
Disposition
- Advise the owner of the optimum time to dispose of an asset
- Assist in the selection of the broker and in the bidding process
- Contract negotiations, due diligence and the closing process
- Prepare final analysis of the asset
Specialized Projects
Asset Management provides many specialized services in conjunction with the various Gale Real Estate Services Company divisions—for example, negotiation and monitoring of real estate tax assessments and tenant credit reviews.
